Guaranteed Maximum Price (GMP): A total budget is established based on a well-defined and explicit scope of work.
Cost Plus: The builder acts as a construction manager based on the cost of the subcontractors and a fee based on a percentage of the costs or a fixed fee.
Negotiated Design/Build: Owner works with several designers/builders to determine cost and design parameters that most closely fit the project scope.
